Step 3   Strategy and Planning

Step 4   Project Review / Due Diligence

Our ready to start DUPLEX / Development Projects in NSW, VIC, QLD and SA come with detailed due diligence, including:

-          Location information and suburb profile

-          Site and contour plans – estate information and estate plan

-          Full plans, specs and inclusions of the DUPLEX / Development build

-          Information on the builder and their past projects – access to display homes

-          Full break down of costs, potential development profit and returns

-          Recent and independent sales and rental appraisals 

Should you require us to Project Manage your upcoming / existing DUPLEX or Development Project we will arrange all of the above for you.

Step 5   Contracts / Finance Approval

Our ready to start DUPLEX / Development Projects in NSW, VIC, QLD and SA can have contract ready within 24 hours of a (fully refundable) $1,000 deposit being paid to the land owners representative / agent.

The contract stage is more complicated should you wish for us to Project Manage your upcoming / existing DUPLEX or Development Project as a fee structure will also need to be agreed upon – this can be included in the build price and does not have to be an “out of pocket” expense.

Once contracts are reviewed by your solicitor or conveyancer the finance process can begin. If you do not have a bank or broker we work with some of the top Finance Professionals in Australia and have access to over 30 bank and non-bank lenders, and can even arrange private funding.

NOTE - Upon unconditional finance approval a 5% deposit must be paid to the builder to move to the next stage. 

Step 6   Project Commencement

As soon as the land settles plans are submitted to council, we always use a private certifier to speed up the process. Plans generally take between 2 – 6 weeks to be approved and over this time the builder will undertake all of the allowed site works ready to start construction immediately. We then Project Manager the contraction to completion.
