Project Management is the discipline of carefully projecting or planning, organizing, motivating and controlling resources to achieve specific goals and meet specific success criteria.

In the case of BIG Property Investments this is:

  • Identify or review location(s) provided by our client or suggested by us
  • Due diligence on locations including population, growth, economy and council requirements for development
  • Design and planning
  • Break down of all costs, lending, and cash required alone with an indicative time line
  • Arrange finance if required / we have our own independent residential and commercial finance arm
  • Return on investment
  • Project management of construction through to completion and then subdivision and strata titling if required
  • Tenanting of the property and or sale of the property if required

NOTE – If you do decide to sell your development through BIG we will not charge you an agent fee saving you approx. 2.5% of the end value of the project and increasing your profit substantially

The primary challenge of Project Management is in achieving all of the project goals (listed above). The clear objectives on all of our projects is to maximise ROI while delivering a project in the smallest amount of time while maintaining quality and build finish.

As BIG Property Investments have been creating its own projects for over 5 years we treat your project like it was one of our own.

The Process

The first step is an informal and no obligation face to face meeting, phone or Skye conference to identify to the best of your ability what you are looking to achieve. We will discuss – location(s) style of development, budget, your experience and the level of service you require from us – be it just to get the ball rolling or handing the project from start to completion.

The second step is one of the most important and one you MUST undertake before seriously considering a development project, and that is the ability to secure funding. We are happy for you to use your own bank or broker however we do insist that you either provide us with a pre-approval or allow us to review your finances for you.

Development funding is far more complicated than standard residential funding and there is no point investing your time or money before you have some assurances on being able to proceed past the concept stage. We have access to a number of different funding options to suit all levels of investment.

The third step is to review the project(s) in detail. This will allow us to provide:

  • Is it possible / our development suggestion – depending on the outcome of the initial meeting
  • Our service and fees  
  • Development costs / returns – still indicative and to be confirmed after excepting the project
  • Finance and funds required  – still indicative and to be confirmed after excepting the project

Our Project Management Fees:

Project management fees are negotiated based on the scope of the project and the amount of service you require. There is an initial $1,000 fee payable after our initial meeting.
